Denver Architectural Styles: Duplex

A duplex is a residential property with two units and two separate entrances. Units  are usually next to each other with a shared wall or built on top of each other with  one unit on each floor. Oftentimes there’s a shared front and back yard, and  driveway for off-street parking. 

Duplexes are the perfect choice for investing in multifamily property because even  though they’re small, they are also built for two families to live in.  

Difference between two-story house and duplex 

A duplex house is always a two-floor structure but all two-floor buildings may not  be categorized as duplexes. In duplexes, the floors are connected through a  staircase, while two-floor properties may be independent of each other and may or  may not be connected. 

Duplex as a part of Denver history 

The eight duplexes which comprise Stonemen’s Row form a small, but unusually  harmonious, historic district. 

They were built between 1891 and 1893, by newly prosperous stone workers as  investment properties. Their façades reflect the heaviness and weight  characteristic of the Romanesque Revival style. 

Where else to look? 

Walk around parts of Denver’s Berkeley neighborhood, and you’ll see a  strange mix of century-old bungalows with big yards and front porches, and  modern duplexes with balconies and roof decks. From the looks of it, the  duplexes are winning. 

Developers saw they could make a lot of money tearing down one little house  and replacing it with two big ones under one roof. And as Denver became a  magnet for young professionals, there was plenty of demand for these  spacious, modern homes.
